<p>During the last quarter of 2012, the New York real estate market buzzed with activity. An extraordinary culmination to an already strong year, November and December saw closing after closing as sellers hurried to take their capital gains before the looming tax changes on 2013. This desire to capitalize on lower tax rates made 2012 one of the strongest years ever for the already active Manhattan and Brooklyn marketplaces.</p>
<p>&nbsp;</p>
<p>More than anything else, our market continues to be driven by inventory shortage. (See the chart below from Urban Digs for a comparison of inventory levels over the past four years.) This trend is likely to continue in 2013 as owners of larger properties become more reluctant to sell them into the new increased capital gains tax environment. Even in the studio and one bedroom markets, which have been awash with apartments in recent years, the combination of high rents and low interest rates have driven a substantial amount of absorption (although in these categories, more than others, considerable inventory still remains, especially on the Upper East Side east of Third Avenue.) 2012 saw the return, in force, of competitive bidding, as many properties of all sizes received multiple offers from buyers eager to make their purchases as the economy gradually improved and their housing options became tighter and tighter. An interesting sidebar here is that, while prices did rise during 2012, the sense of excess which characterized 2006 and 2007 has not been visible in most areas of the marketplace. Co-ops, in particular, have not seen huge price increases with the exception of a few trophy sales at the ultra high end of the market. Prices are strong, but even when numerous buyers vie for the same property they all keep their heads. People just don’t want to overpay!</p>

<p>This moderation has been less visible in the condominium market, especially for the trophy properties like 15 Central Park West and One FiftySeven. This fact illustrates the growing schism between local and long-distance buyers, both in what they choose and what they are willing to pay for it. The ultra luxury condominiums in the 59th Street axis attract foreign buyers (can Steve Wynn be considered a foreigner?) paying huge prices with flight capital. In this rarefied atmosphere the market witnessed several sales for over $10,000 per foot. But when one moves 20 blocks uptown, to 79th Street, the two new condominiums going up there are selling for substantially less than half that number. Why? Because the 50s and low 60s appeal to foreign buyers, while 79th Street, the heart of the Upper East Side, appeals mostly to local residents. These two constituencies have different sized pocketbooks AND different feelings about real estate purchases. For non-U.S nationals, many of whom own multiple homes, New York is both a fun place to visit and a safe haven for their money, and it is still cheaper than many of the world’s other great cities. New Yorkers, on the other hand, are mostly buying because they want a home and, like home buyers everywhere, they don’t want to pay too much for it.  At Walker Tower, the hugely successful and extraordinarily beautiful new condo in the old Verizon building on West 18th Street, you see a mix of both. Hip foreigners, Hollywood stars, and local successes are all paying $3000 per foot or more to live in Chelsea’s hottest building.</p>

<p>The Brooklyn market continues to be one of the city’s big success stories. Neighborhoods which many Manhattanites had never heard of a few years ago, like Windsor Terrace and Fort Greene, now boast multiple million dollar home sales and highly competitive market environments. Cultural institutions like the Brooklyn Academy of Music and the Brooklyn Museum attract a larger and larger following, and world class events now take place at the newly completed Barclay Center at the nexus of Flatbush and Atlantic Avenues. Brooklyn has become firmly entrenched, not as an alternative to Manhattan, but as a cultural and residential destination in its own right.</p>
<p>&nbsp;</p>
<p>Any review of the last quarter of 2012 must also acknowledge the devastation caused by Hurricane Sandy in late October. Sandy has called into question the viability of some of the city’s (and New Jersey’s) most popular waterfront neighborhoods. The devastation in the Rockaways and Red Hook, the extended periods without power in parts of Tribeca and the flooding in Alphabet City and the Lower East Side all illustrated the city’s overall lack of preparedness for what seems likely to be a recurring problem in the years to come. How these neighborhoods deal with rebuilding and restoring their infrastructure, and how the city, the state, and the country address the need to safeguard these densely populated, low lying coastal areas, remains to be seen. But change is needed if these neighborhoods are to remain viable for both residential and commercial use.</p>

<p>And now we leave 2012 and enter 2013 with the threat of the fiscal cliff averted, at least for now. Although much work remains to be done to put the nation’s fiscal house in order, I am still confident about our market’s prospects for 2013. All over the nation, real estate sales show improvement. Inventory is down and purchase prices are slowly rising. I don’t believe even a drive over the fiscal cliff will derail the economy for long. Congress will have to backtrack and address its issues during the first quarter of 2013 if they cannot arrive at some agreement in the next 24 hours. So we may well see a bumpy first quarter. Stocks will seesaw and jumpy buyers may move to the sidelines. But overall our local economy and our housing market are essentially stable and are on course to deliver another year of solid sales.</p>

<p>There is a lot to be said for how we choose to utilize technology in our lives,to both connect,and disconnect to people. There was an article in the New York Times several months ago ,entitled The Busy Trap (http://opinionator.blogs.nytimes.com/2012/06/30/the-busy-trap/)</p>
<p>We are all &#8220;busy&#8221; these days. Once upon a time,few of us had mobile phones,let alone smartphones. Now everything can seem to be &#8220;urgent&#8221; and &#8220;important&#8221;- but is it really.</p>
<p>The last few weeks feel as if they have been extraordinary reminders of how awesome it is to be WITH people and in the moment. Getting to meet them for the first time ever, or getting to meet them for the first time &#8220;again&#8221; ,or reconnecting.</p>

<p>From attending a monthly cocktail gathering in Manhattan (First Wednesday&#8217;s @ Olive&#8217;s ),that resulted in a friend finding an awesome NEW person for us to meet and connect with,a fantastic birthday party, the book launch of Count on Me , looking forward to NYU Alumni Day, or attending the first Las Comadres writers conference, another especially inspiring comadrazo, previewing a property AND meeting a new friend (who is the mother in law of someone I know via social media and briefly worked with on a project )an awesome Lucky Strikers Social Media Club dinner and then….a 3a-ish train to Boston.</p>

<p>My original plan was to head up and have dinner with a friend and then pop in to Agent Reboot,and visit the bricks &amp; mortar location of one of my favorite catalogue store Levenger. That plan was torpedoed when I found out that I&#8217;d have a chance to meet some people from the Buzz Buzz Home team- Matthew Slutsky,and the NYC Community Manager Joyce Chen (both of whom I&#8217;d been interacting with thanks to the wonder of social media). And then there was that 3a train to Boston,which meant meeting some people for the very first time, like Ann Cummings &amp; Jim Lee, and Patty Knaggs, Michelle Villari, Susan Lewis…and seeing old friends like Will Hansen, Katie Lance, Chris Smith, Laurie Davis, Joe Schutt, Lisa Archer, Jeff Chalmers, Jay Thompson, Seth Price, Jim Marks, Glenn Sanford ,Tiffany Kjellander…gosh I think I&#8217;m worn out from that list-and YET there are more,I’m sure I left someone out….oh meeting people from Block Avenue (Melki Ko, Tony Longo, Sara Bendetson….)</p>

<p>Sometimes it can feel like we spend a lot of time tap tap tapping away at a screen,but how often do you take time…out of your &#8220;busy&#8221; schedule to connect with your friends,your family,your colleagues,and your clients ? Some of the conversations that came about because of being there, are to put it lightly …impactful. But had I not been there- I might never have had the subsequent conversations….see what I mean ?</p>
<p>Keeping in line with my own advice to myself,I&#8217;m looking forward to more time over cocktails,and drinks and walks with all of the above. I would do it again,but with travel at slightly more civilized hours ☺</p>
<p>So,who will you be in 3D with this fall ? Hard to believe,but the holiday party season is around the corner…. let’s not miss that opportunity to connect and re-engage. I know I sure won’t! Hope to see you in 3D soon, in the mean time- let’s stay connected and engage until we meet again !</p>

<p>Warburg Realty’s third quarter sales upend the conventional wisdom about real estate in the summer months. Traditionally, the summer is always the weakest quarter, with August the weakest month within the span. This year, the third quarter burned hot! With 30% more sales than in July, and 140% more than in August of 2011, Warburg saw more contracts signed in August than during any other month of 2012 so far (as the attached chart indicates, the market overall had a slightly different experience.) These results for the summer months are extremely unusual, as a look at 2010 and 2011 in the chart demonstrates. What is going on?</p>

<p>First, a word about the deals themselves. The conventional wisdom about summer sales did prevail when it comes to dollar value. While the market was extremely active in August, most of those deals were not big deals. Those big deal buyers actually ARE at the beach.  But all summer long we have seen acceleration in the market for $2 million and under. These buyers, more than any others, are influenced by low interest rates and how the resulting cheap money and low monthly payments, not to mention the tax benefits which no one really believes are going away no matter who wins the election, make buying more attractive than renting. Add to that a continuing ultra tight rental market and you have an active summer on your hands.</p>
<p>Equally interesting, and more unexpected, is the acute lack of inventory throughout the sales marketplace. It has been true for some time that foreign money is snapping up the high and mid priced condominiums all over Manhattan. But the profound shortage of inventory which has developed in the co-op market defies expectations. Throughout the city, resident New Yorkers are hamstrung month after month in their new home searches. At $20 million, at $10 million, at $5 million, at $1 million – few new listings appear. The customers, hoping that there is still seasonality in the market (in my observation, there really isn’t!)  ask, “Won’t there be a lot more inventory hitting the market in September?”  Sadly, the answer was no. Many of these customers asked the same questions in April. As you can see in the attached chart from Urban Digs, my favorite source for analytical data, there was no major spike in inventory in the spring and not much more in the fall. And I don’t anticipate one any time soon, at least not on the resale side, not even with the almost certain increase in the capital gains tax burden for sellers looming on the 2013 horizon.</p>

<p>What we will see however, on the Upper East Side, is a remarkable number of new construction and conversion projects coming together this fall. Two beautiful new buildings on East 79th Street, two major conversions on Park Avenue and one on 72nd and Lexington – these are the headliners for this uniquely large crop of new condos available to buyers as the fourth quarter begins.</p>
<p>As I have suggested in the past, I believe a significant part of this tight market relates to consumer perception of our product. Six or seven years ago, real estate in New York (and throughout much of the country) was the lynchpin of everyone’s get rich quick scheme. Clearly that is no longer the case. No one, thank goodness, buys real estate these days because they hope to flip it and make a quick profit. But it has emerged as a hedge. Buyers, both foreign and domestic, see real estate as a safe place to park their money. As I have noted often before in this blog, bricks and mortar are, well, bricks and mortar. They exist. You can touch and feel them. And when they are in New York, one of the world’s truly international cities, with an ever expanding population – probably there will always be demand.</p>
<p>Some caveats still apply. While all the new condos in Williamsburg are long since sold, and most of the inventory in Harlem has been snatched up, while more and more younger people are exploring Bed/Stuy and Inwood, and artists are all over Bushwick, price sensitivity still defines most markets (townhouses in Brownstone Brooklyn may be the only environment where it seems that almost anything goes).  In general buyers, even the most eager, don’t want to overpay. That’s something  everyone learned  from the recession.</p>
<p>In conversation this week with a Warburg buyer, she expressed her fear, fueled by many of her Wall Street friends, that the market would plummet if Obama gets re-elected. Don’t believe it! I have heard this refrain countless times during my 32 years in the business. Regardless of your political persuasion, the fundamentals about New York will remain the same no matter who is President. New York will still be a world commercial hub, attracting people from everywhere. It will still offer its uniquely wonderful quality of life. There will still be more demand than supply for the foreseeable future. While we are certainly not immune to the play of market forces, I don’t see this election, however it comes out, as significantly impacting the value of our real estate.</p>

<p>In the last few weeks,there&#8217;s been alot of buzz about Manhattan real estate-okay-granted that&#8217;s always the case. One 57 is yet again in the news-as it literally is rising in more ways than one. (Side note,in December,when I first visited the sales office-its incredible to think of where prices were then,and now..but I digress).  Also remember heading to the Touraine, which similarly was selling off plans-as there is indeed an inventory crunch-and its not just at the apex of the market-but as I speak to my colleagues around town,we&#8217;re all finding its difficult to find the product that suits the needs of our buyers.</p>
<p>Maybe you&#8217;ve been thinking about selling for a while ? Maybe you want to upsize OR downsize. Here are some more insteresting stats :</p>

<p>&#8211; Manhattan has produced 778 new contracts signed over the last 30 days<br />

&#8211; Manhattan has seen 1,506 new listings come to market over the last 30 days</p>

<li>Overall inventory has declined by 17.7% compared to six months ago and 17.2% since last year.</li>
<li>4.1% new contracts compared to six months ago . 26.3% more than a year ago.</li>
<li>4.7 months supply in August 2012 (7 months in February,and 7.7 in August 2011).</li>

How did she know to mention ? Well,I tend to check in on <a href="http://foursquare.com/nikkibeauchamp">Foursquare</a> when I stop in for drinks or dinner. A few days (or maybe a week later) she send me a message and said NO they had not closed down,but had I checked out Maison Kayser yet&#8230;.</p>
<p>Then,I read about Maison Kayser in a few blogs around their opening a few weeks ago,earlier this month August. And I thought to myself,sure&#8230;I&#8217;m going to stop in there one of these days,maybe for breakfast,or lunch&#8230;</p>
<p>And then today,as it turns out yesterday evening, somewhat last minute,I agreed to help a colleague out and show a listing for them on the Friday before Labor Day. And it was,right around the corner. And I thought to myself,well wouldn&#8217;t this afternoon be a perfect time to treat myself to lunch.</p>
<p>I stepped into the bakery,and I was immediately drawn to ,well..everything. I not only love desserts,I love carbs,in general (I compensate by feverishly walking around New York City every opportunity I get ,in addition to working out,but I digress&#8230;) .My original intent was to grab something and walk home. But I had this desire to stop,sit and luxuriate in the pleasure of taking time to have lunch versus what normally happens (Eat and run ,if you remember to eat at all).</p>
<p>Best. Decision. Made. The staff was warm and welcoming, friendly. Sometimes when you are dining alone,you can feel isolated or alienated,especially as they clear away extra place settings. Extra points to Maison Kayser for having a few tables already set for one. I was shown to a corner banquette and I immediately wondered what would I order. I did not think I was terribly hungry,but one of the appetizers caught my attention. And boy am I glad that it did ! My waitress Andrea was terrific,particularly when it came to helping me decide on dessert !</p>
<p>I started with Crabe &amp; Guacamole. Shrimp,lump crab meat served over guacamole. Perfect late summer starter. And,I can rarely resist croque madame. Lots of fond memories associated with eating this&#8230;and could I EVER pass up dessert. I have been known to alter my eating habits to be sure I have room for dessert,and the Mi-cuit did not disappoint.</p>

If you can&#8217;t wait,I assure you,it is worth the trip to the Upper East Side,don&#8217;t wait !</p>

<p>I resisted the idea of a keyboard for the iPad. For a VERY long time. Primarily,because when the iPad first came out-there were few options that didn&#8217;t involve adding significant bulk or carrying &#8220;extra stuff&#8221;. And for me,the main reason for the iPad was ultimately,I wanted to carry LESS stuff (and perhaps have fewer instances of severe pains related to the load of anything I carried,whether on my shoulders,or needing to use a case on wheels&#8230;..)</p>
<p>I decided I would wait until I could acquire a case that integrated a keyboard and a carrying case. I never quite saw any that I liked- form was important,function was critical,but I admit it.Fashion mattered as well. It had to be pleasing to my aesthetic.</p>
<p>During a family celebration,my sister flew across the country armed only with HER iPad 1 and her Zaggmate case. She had been raving about it for some time. I tried it&#8230;.I thought it was all right,and wasn&#8217;t sold. It made me want to &#8220;use a mouse&#8221;.And it wasn&#8217;t as svelte as I would have preferred.</p>
<p>But then,one day I was strolling through Costco in Manhattan,and I came upon the Keyboard case&#8230;on sale no less ! And I thought to myself,maybe I should really genuinely give it a try. I barely used it in day to day life-I did find it indispensable for &#8220;short range&#8221; trips ,of which I had a need to make several late winter and early spring (and not all for pleasure). It enabled me to leave my MacBook Air behind&#8230;.</p>
<p>And recently,Logitech came out with the Ultrathin Keyboard Cover. I was (not so secretly) lusting after it from the minute I saw it.I finally acquired one about a week or so ago. And it has been everything I was looking for almost two years ago when I bought my first iPad. Even better-it works with the current iPad 2 ,and the &#8220;new iPad&#8221;. It is slim,keeps an excellent profile-and will become an indispensable part of my iPad setup,particularly when traveling I&#8217;m sure.</p>
<p>Yes,there are things I absolutely need a computer for. But frankly,if I&#8217;m traveling for 24-36-72 hours,whether for a family emergency,or a conference,and its likely I will spend most of my time unable to use a computer even if I lug it along&#8230;.I can probably get by without bringing my laptop along,and save my back some strain.</p>

Central Park remains one of my favorite places in the city,and as I strolled east to west,ended up distracted while attempting to use Siri to answer some messages ,then through the North Woods section of the park (which always feels to me like I&#8217;m off hiking somewhere,and not in the middle of Manhattan) and eventually I exited just north of the Conservatory Gardens,just south of the Harlem Meer&#8230;.</p>
<p>And then..I noticed the street sign&#8230;</p>

<p>And I thought to myself &#8220;Museum Alley &#8221; ??? Am I lost ? Where am I ? I&#8217;ve heard of &#8220;Museum Mile&#8221; &#8211; I love the Museum Mile festival, all the museums along Museum Mile (and those just outside of it) and of course there&#8217;s some amazing real estate along this stretch of Fifth Avenue&#8230;.</p>
<p>I was pretty sure that I remembered knowing the upper boundary for Museum Mile is 105th Street, so I walked a block south to see what the street sign said&#8230;</p>

<p>Low and behold, it indeed said Museum Mile. I also have read that while not yet open ,the Museum for African Art is expected to extend the artistic boulevard north several blocks &#8230;So I walked back north. Past &#8216;Museum Alley&#8217; and all the others said 5th Avenue&#8230;</p>
<p>So why is this particular corner Museum Alley ? If you have any ideas,do let me know !! I can&#8217;t find any references anywhere&#8230;..</p>
