Is opportunity knocking for you ?

Manhattan apartment vacancy rates have climbed to 1.19%  in August 2012, in August 2011 the rate was 1% , .88 in 2010 and 1.62% in 2009. As rents have risen, people have been really weighing their options. Some people are deciding they will stay put, others are delving deep and evaluating their finances and deciding if its time to consider a purchase,or if it makes sense for them to move to a neighborhood where they may get more value.

Opportunity might be knocking….

You may wonder how do you figure out what is best for YOUR situation, some factors to consider include : how long are you planning to stay in the home ? how much will you (or do you have) for your down payment ? Maintenance costs & real estate taxes, closing costs – what type of financing will you require . You may crunch the numbers and realize it doesn’t work for you right now. I’m glad to share a worksheet I often use when working with those who may be weighing the decision between continuing to rent or purchasing , just ask -glad to help add context !
